I hope they fold. Toll bros **** the land and destroy communities by overdeveloping them. Roads can not handle the increased traffic and once quite hamlets turn into mini-cities. Their houses are poorly constructed and they use inferiors products.

Housing Construction shoud be based on actual demand per Customer Not Future Speculation. It is the Future Speculation thing that got us into this Finacial Mess and Ruined the Environment. The Health aspect is Not how the Builder builds the house or what Materials they use but the Number of hoses that they build and the Areas they choose to build in

Developers have been Bribing there way to Prosperity for the last 40 years here in Florida. They continualy Bribe Local Politics so they can have their way with Our Natural Resources. In the last 10 years thay have even Bribed the States Governor to allow them to run over Gopher Turtles with Bulldozers and Shoot Eagles in their Nests just so they could Build there Worthless Partical Board Crap. It is time to stop their Maddness Once and for All for the Health and Sake of Everyone

Dear Erink91321, I agree that there is an over abundance of homes on the market right now. In time they will be absorbed and the market will return to normal. As far as the overgrowth in Fl. and the environmental problems that you face I cannot argue as I do not have the facts on hand to review. I practice development in Delaware and I can say that the developers that I represent build a home that is certified by the American Lung Association, is about 50% more energy efficient than the normal home that with a small solar package will effectively negate your electric bill all for about $90-$110 per square foot plus the cost of the lot. We take the stewardship very seriously and do not cut corners on Storm water management. I am sorry for the state of affairs in Fl. but I do not think that it is fair to hold all developers and builders responsible for what is wrong in Fl. By the way, I love your state, I once lived in Orlando in the late 80's while in The U.S. Navy. Florida Rocks

Hello Erink91321, I do not wish to argue with you but just want some clarification on your statements. Would be so kind as to define what you mean by development based on speculation? On what basis is a developer supposed to develop on if not profit like anyone else in a capitalistic economy? I do not take your time for granted and look forward to your response. " It is not the job of Government to bail out speculators ". It should never be the job of government to bail out developers. We have too many existing houses now that is creating the backlog. Here in Florida, we are pushing for a state wide building moratorium because we are simply overbuilt. The water is very bad here and the air is extremly polluted. There are predictions that within 2 to 5 years there will be a epidemic of severe respritory illness from the smog and heat and humidity and even now it is filling hospitals with people unable to breath. We will also be drinking saltwater as the freshwater tables get lower and lower from overpumping

One Economic problem with the Construction industry is - Worker employment is Only Temporary at best. When the work is completed the Builder moves on leaving behind the Laid off Worker. It is time the worker understands this and seek a More permanent Job and get of Construction. One environmental problem with Construction is the Removal of Old Growth forrests and the filling in of Natural Wetlands which Cannot be duplicated with a Man Made Hole ( artificial wetland ). I have seen the State of Florida turn from a decent place to a place that Everyone wants to Get out of. What was once a State of clean air and water is now a State of Pollution, Poison and Confusion. Yes, I blame the Developers for this Problem and we are now Seeking a way the bring Lawsuits against many of them who have Violated the Growth Managment act with Bribes to Local Politics. It is time to STOP ALL development based on Speculation

KD485 is correct, there is massive wealth that needs to be parked somewhere. Once the housing market went down the wealth was parked in the commodity market. Once something else opens up the futures market will settle down and the prices will come down again. What we need is a better energy policy here. Why haven't we built a new nuclear power plant in decades and no new refineries? We have massive amounts of fossel fuels here but are not willing to get them.

This is just the begining. Long ways to go to even start to see the bottom. Wait for winter to set in and the heat bills start rolling in .
