Until now, the hours of research required to create a successful appeal were so tedious and overwhelming that most property owners simply haven't bothered appealing their home's assessed value, even when they knew it was too high. ValueAppeal eliminates time consuming appeal hurdles by helping the over-assessed homeowner develop a robust, professional appeal online in about 15 minutes - all they need is their home address to get started.

Most property tax appeals are denied because the homeowner fails to submit eligible comparable homes (comps) to support their case for a lower assessment. Comps found on other online real estate sites usually aren't eligible to be used in a property tax assessment appeal. "There is a lot of fine print on what comps can be used in an appeal. ValueAppeal does all the legwork for you by weeding out ineligible comps and helping you optimize your appeal report with comps that lead to the most successful appeal," says Walsh.
The Service
Homeowners enter their home address on ValueAppeal.com (available for single family homes, duplexes, townhomes, condos) to see whether their property has been over-assessed this year, and if it is eligible for appeal. After paying a one-time fee of $99, the property owner is guided through a simple 3-step process to create their own custom appeal report in as few as 15 minutes. Once the report is complete, property owners simply print and mail the documents, and their appeal will be under way. Following a final review of the appeal by a county, if the homeowner isn't able to lower their assessment with the comps in their custom appeal report, ValueAppeal will issue a full refund.
The Company
Seattle-based ValueAppeal is currently in beta and serving homeowners in the greater Seattle area. The new company has been funded by friends and family thus far, and is now actively seeking investors to fund their expansion into additional markets across the country. ValueAppeal.com plans to target more than 75 million homes in 700 target counties throughout the U.S.
